OVERVIEW OF SERVICES

Whether you’re building new or remodeling old, the process can be time-consuming and a bit overwhelming. Karen Kjobech Design is a full-service interior design firm based in Wenatchee, WA offering a range of services from initial concept to installation. I provide residential design and some commercial design services.

Remodeling

Know you want to make some changes, but not sure where to start? The flow of your kitchen not quite right? Not enough storage? Want to remove that tub in your master bathroom?Whether you have already chosen a contractor or are just starting to dream, you will need a design first. Kitchen or bath remodels, whole-house renovations, or one-room facelifts, I will work with you to develop a conceptual design first and fine-tune it. I do this in 3D so you can see the possibilities real-time and there is no second-guessing. Once we’ve settled on a design, I create all of the drawings and specifications necessary to renovate your space.

New Construction

Got plans? If yes, that’s a great start, but they typically only give you a good feel of what the exterior will look like. There is a floor plan of the interior, but what will the space you inhabit day in and day out really look and feel like? Is that window wide enough to see the beautiful tree in your backyard? What does my fireplace look like? The electrician is coming tomorrow and I need to tell them where to put the dining room chandelier, help!

Once you have to start thinking about your home three-dimensionally, the decisions really start to pile up. Unfortunately, this is usually after construction begins when you’re under the gun and you don’t want to hold up the process because time equals money. That’s when you start making decisions on the fly, settling for that tile at the big box store because you don’t have time to order anything.

PROCESS AND DELIVERABLES

STEP ONE – INITIAL CONSULTATION
This where we meet for the first time, get to know each other, walk through your space, and discuss your high-level needs and wishes. You can show me any inspirational images you’ve collected as well as ask me any questions you might have. At the end of this meeting, if we seem like a good fit, I will draft an estimate for your approval before proceeding to the next phase (this meeting is free of charge up to 1 hour).

STEP TWO – PROGRAMMING
Determine needs, desires, and budget for the project and verify site conditions with measurements, plans, and photographs. This is also where you get to do some homework! I will provide a questionnaire for you to fill out as well as instructions for sharing files with me.

STEP THREE – CONCEPTUAL OR SCHEMATIC DESIGN
Conceptual design of space to include a concept or mood board with overall palette and design intent (it is essential to create a concept that drives the overall design of your space; without a guiding concept, your space will lack cohesiveness and the decisions seem overwhelming). Create an as-built plan (for remodels) and an initial proposed plan via a 3D model or other drawings. Deliverable examples – Concept Board, Floor Plan, and Sketches

STEP FOUR – DESIGN DEVELOPMENT OR DETAILED DESIGN
Fine-tune approved conceptual/schematic design. Update or create all drawings including floor plans, elevations, sections and details as necessary. Lighting design and selection of all furnishings, fixtures and finishes are completed. This is where the decisions start really adding up and it can get pretty overwhelming. I keep an eye on everything for you and make sure we are organized and on track.

STEP FIVE – CONSTRUCTION DOCUMENTS
Preparation of all final drawings, specifications and other documents necessary to get permits and begin construction.

STEP SIX – CONSTRUCTION ADMINISTRATION AND INSTALLATION
Site visits are made to verify project quality and progress. Furnishings are delivered and installed if ordered.

COSTS

I work at an hourly rate which includes all design work as well as correspondence via phone, email or text. After providing my original estimate, I provide a weekly status of hours worked so you are aware of exactly where we’re at every step of the way.

For your budgeting purposes, expect to pay approximately 5% of the entire cost of the job as estimated by your contractor for design fees. Kitchens can range a big higher. This is a great article on estimating interior design fees by Jane Lockhart.
